ZBA Approves Addition

SOUTHBURY - The Zoning Board of Appeals held a public hearing on November 3 into an application from the Heritage Village Master Association for a 2,210 square-foot addition to the existing Activities Building.

Architect Milton Gregory Grew presented the project. Basically, the existing free-standing, pool changing and shower cabana will be demolished and its place will be taken by an equipped exercise room ringed by a four-foot wide walking track.

The space will be increased by a 65 by 34-foot addition.

The existing gym areas within the actual Activities Building now include a sauna and hot tub, which will be removed and the space reconstructed to house men's and women's lockers, showers and toilets.

These facilities will double for changing and showering during outdoor pool season.

The remaining portion of the original exercise room will become a multi-purpose space for classes and other active group activities.

The referral from the Planning Commission was extremely positive, noting that the improvements support the goals of the Plan of Conservation and Development.

There were no parking issues since the use of the facility is unlikely to increase and in any case many people prefer to walk from their homes whenever possible. Members voted unanimously to recommend approval of the application.

Only one question remained. Chairman Lemuel Johnson opened the public input portion of the hearing to negative comment. No one came forward.

Leaning forward across the table he asked, "Then why are you all here?"

Turns out that everyone was pleased, delighted and thrilled.

Bill Holmes, 571A Heritage Village, came forward and said that the 20 units of Condo 15A abut the fitness center in its current iteration.

"Our unit will be the most affected by the changes," he said, "and we are 100 percent in favor of it. It benefits everyone. It will attract more users to a healthier life style. And it will enhance the value of our homes. It's a win-win however you look at it."

That was it. The hearing was closed. The board consulted in grown-up time, no public interruptions. The vote for approval was unanimous.

The project is now ready to move to the next phase in the design process.
